Check your math

Does your pro forma reconcile?

Drop in the spreadsheet you already use. Pencl reads the numbers, not the formulas — then audits it for anything counted twice and shows you where its answer and yours disagree.

This is a check, not a rebuild. Nothing you have open is touched, and the file is read on your own computer. Lots, homes, apartments, mixed-use and commercial — workbooks too: tabs that fill each other’s gaps are read as one deal, and tabs that describe different deals are never merged.

Give it your numbers

Excel (.xlsx), CSV, or paste straight from a sheet. Pencl reads the saved values in each cell — your formulas stay yours and never leave the page.

How Pencl read your sheet

Every sheet names things differently, so nothing here is accepted silently. Confirm or change any row — Pencl remembers your wording for next time.

A suggestion never replaces a match Pencl made on its own, never claims a field another row already holds, and is dropped if the number in that row can’t be that kind of field.

Pencl kept the stronger match and ignored the other. Reassign one if that’s backwards.

What you already believe

Pencl filled in anything it recognised from your sheet. Correct it, or type what you carry in your head — this is the number the comparison is against.

The reconciliation above compares cost stacks, which is a lot-sale sheet’s natural shape. An income pro forma is built on NOI, coverage and a cap rate instead, so on those deals read the reconciliation as a cost check and the assessment as the answer.

Figures Pencl refused to believe, and places where it had to decide something your sheet does not say. These change what the verdict means, so read them before you rely on it.
⚠{{ wn }}
{{ applyDropTitle }}
Pencl read these but has nowhere to put them, so they stay behind rather than being folded into a figure that would hide them. They are listed on the new assessment too.
·{{ dp }}
{{ applyAssumedTitle }}
Your sheet does not state these, so Pencl left them at zero instead of adding its own. An imported deal is assessed on its own numbers — house assumptions would put cost on a budget you did not write. Set any of them on the assessment if they belong.
·{{ as }}
{{ applyKeptTitle }}
Not every blank can be left blank. A cap rate of zero has no value in it, and a deal with no loan cannot fail a coverage test it does not have — so these are Pencl’s own figures, kept because the model needs a number there, and named so you can replace them.
